Home Seller: We offer a 0.5% seller commission discount.
Home Buyer: We offer a closing credit of 0.5% of the home purchased price.
For example, if you purchased a home at $500,000, you would receive a credit of (0.5% of $500,000) = $2,500. (all discounts are provided at time of closing)
Participation in this program is 100% free. There are no enrollment fees, and no obligation to ever purchase or sell a home!

Permanent Change of Station (PCS)
Whether you are new to the military or nearing retirement, you can expect to be called upon to relocate inside of the United States, or outside the country including Alaska, Hawaii, and U.S. territories. This is known as a permanent change of station (PCS). May 15 to September 30 is peak PCS season. Everyone and everything in your household will be on the move soon after you get PCS orders.

VA loan information for the military
- Minimum 620 credit score.
- $0 down payment up to $1.5 million (if the buyer has no other VA mortgage)
You still have to pay for closing costs.
- No private mortgage insurance (PMI).
- Typically lower interest rates than other loans.
- First-time use of VA funding fee is 2.3%, and 3.6% thereafter.
The VA funding fee is 0% with disability.
The VA funding fee can be rolled into the loan. - Need to prove your eligibility.
Active duty orders, DD-214, Certificate of Eligibility (COE), Points Statement (National Guard and Reserves). - VA renovation loans are available.
- VA does not provide the loan, lenders do. VA guarantees the loan.

Illinois Property Tax Exemptions for Disabled Veterans Info:
The Standard Homestead Exemption for Veterans with Disabilities (35 ILCS 200/15- 169) exemption benefits will significantly increase for a veteran with a service connected disability of at least 30% (previously 50%) or greater, as certified by the United States Department of Veterans Affairs. This annual exemption provides a reduction in the equalized assessed value based on the veteran's service-connected disability for the veteran's primary residence or their surviving spouse's primary residence.
The benefits for this exemption will increase as follows:
- Veterans or surviving spouses of veterans with at least 30% service-connected disability, but less than 50%, will receive a $2,500 annual exemption (reduction to equalized assessed value (EAV)).
- Veterans or surviving spouses of veterans with a service-connected disability of 50%, but less than 70%, will receive a $5,000 annual exemption (reduction to EAV).
- Veterans or surviving spouses of veterans with a service-connected disability of 70% or more will be exempt from paying property taxes on their primary residences (100% reduction in EAV).
- Surviving spouses of veterans who are killed in the line of duty will receive additional property tax relief to assist families in maintaining their homes. A 100% reduction to the EAV on the primary residence will be available for surviving spouses of veterans who are killed in the line of duty.
By law, veterans with disabilities can claim only one of the following exemptions on their primary residence for a single tax year:
- Veterans with Disabilities Exemption (35 ILCS 200/15-165);
- Homestead Exemption for Persons with Disabilities (35 ILCS 200/15-168); or
- Standard Homestead Exemption for Veterans with Disabilities (35 ILCS 200/15-169).
Veterans with disabilities or their surviving spouses are required to file for the property tax relief each year. For more information on property tax relief and veteran's benefits, visit the Illinois Department of Revenue and Illinois Department of Veterans' Affairs websites. Illinois veterans or their spouses should contact their local Veteran Service Officer for information to apply for the specially-adapted housing property tax and mobile home tax exemption benefits.
