WHAT IS AN HMS HOME WARRANTY?

It's protection against unexpected costs and a simple way to ensure peace of mind in a newly purchased home. It's a tool to help sell your home because it conveys value. It's all these and more.

The HMS Home Warranty Plan covers the cost of repairing or replacing major systems and appliances due to mechanical failures for one full year. Most HMS Home Warranties cover Air Conditioning and Heating Systems, Refrigerators, Water Heaters, Ovens/Ranges, Electrical Systems, Plumbing Systems, Built-in Dishwashers, Built-in Microwaves, Garbage Disposals, Built-in Trash Compactors, Ceiling Fans,Washers & Dryers and more.

With so much that can go wrong - and often does - an HMS Home Warranty provides peace of mind and more. In order to best meet the needs of our customers, our warranties differ by state.
 
IS THERE A DEDUCTIBLE?
A reasonable deductible applies for each service call per trade or the actual cost of service whichever is less.
 
WHEN DOES COVERAGE BEGIN?
For Sellers- coverage begins when the enrollment form is received and continues through the listing agreement period (up to 180 days). Extensions are available for up 360 days provided a listing agreement is still in effect. For Buyers- coverage begins at closing (when title is transferred and payment is received). For Existing Homeowners: Coverage is effective 30 days after receipt of funds.
 
WHEN DOES THE SELLER/BUYER RECEIVE THEIR HMS HOME WARRANTY AGREEMENT?
The Seller will be mailed a copy of the Seller HMS Home Warranty Agreement detailing their coverage, terms, conditions and limitations within seven (7) business days of receipt and processing of the home warranty application. The Buyer will be mailed a copy of their HMS Home Warranty Agreement detailing their coverage, terms, conditions and limitations within seven (7) business days after payment is received and processed.
 
CAN A CONTRACT HOLDER USE THEIR OWN REPAIRMAN?
A customer must contact the HMS Home Warranty Plan Claims Center for authorization. Homeowners will not be reimbursed for service preformed without prior approval. We have an extensive list of service providers in our network. There is a chance that the company of choice is already approved to do work for us.
 
IS THE WARRANTY RENEWABLE?
Renewable coverage for subsequent years is available so you can enjoy continued protection for as long as you own your home. Renewal eligibility is subject to underwriting guidelines.
